What do our fees incudes:
Our fees cover all of the standard legal work required to complete a typical sale, purchase or remortgage of property.
Our price structure for residential purchase matters typically ranges from between £795.00 to £1,500.00 plus VAT and disbursements, for residential sale matters from between £695.00 to £1,350.00 plus VAT and disbursements and for re-mortgage matters £295.00 to £795.00 plus VAT and disbursements.

Whenever reference is made to VAT , the rate applied is usually 20%.
There will also be disbursements which are payments made to third parties such as the search providers for your searches and HM Land Registry for your registration fee.
We handle the payment of the disbursements on your behalf to ensure a smoother process.

Stamp Duty :
You may or may not need to pay stamp duty. This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website.

ADDITIONAL MATTERS TO NOTE IF THE PROPERTY IS LEASEHOLD:
If you are selling or buying a Leasehold property there are likely to be additional disbursements payable to the Landlord.
If you are buying a Leasehold property, these are likely to include a notice of purchase fee (as an estimate this is usually between £20.00 to £200.00),* notice of mortgage fee (again, as an estimate this is usually between £20.00 to £200.00)*, deed of covenant fee (usually between approximately £50.00 to £250.00)*, and a certificate of compliance fee (usually between about £50.00 and £200.00)*. Depending on the nature of the Lease, you may incur all or just some of the above.
If you are selling a Leasehold property, the Landlord is likely to charge a fee for providing required replies to standard Leasehold questions . This is usually within the region of £100.00 to £400.00.*
*These figures are typical estimates, but can vary from property to property.

What are the main stages of the process?
The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages:
How long will my house purchase take?
How long it will take from your offer being accepted until you can move in to your property will depend on a number of factors. The average process takes between 5-10 weeks from the date the initial contract papers are received from the Seller's Solicitor. Sometimes it takes longer and sometimes it happens sooner. The timing will be directly affected by matters that may be outside of our control such as the time it takes third parties lenders, surveyors and search providers. The wishes, needs and circumstances of other parties in the chain may affect the timing. However, we will always do our best to keep you abreast of progress along the way.
When we may need to increase our estimate:
If we need to increase our original estimate, we will always discuss the matter with you before incurring the additional charges. This does not happen very often, but it may if the transaction was to become particularly complicated or protracted.
Examples of when this situation may arise:
- A defect in the legal title is discovered.
- There have been extensions or additions to the property where planning permission or building regulations have not been obtained.
- A material delay with the transaction / chain
- If there is a requirement to vary the Lease terms or extend the Lease.
- We are asked to deal with more than one Lender or the Lender instructs their own Solicitor.
